You get a mountain of mail after you buy a home. Much of it looks official, urgent, and expensive. One of the most common offers is for "mortgage protection insurance." It sounds like something you should have, but let's look at what it really is.

What Is Mortgage Protection Insurance?

Mortgage Protection Insurance (MPI) is a type of life insurance policy designed to do one thing: pay off your mortgage if you die. The beneficiary is not your family; it's your mortgage lender.

The death benefit is tied directly to your mortgage balance. As you pay down your loan, the policy's potential payout shrinks. However, your premium usually stays the same. So, over time, you are paying the same amount for a decreasing amount of coverage.

How Is Term Life Insurance Different?

Term life insurance is simpler and more flexible. You buy a policy for a specific "term," such as 20 or 30 years, with a fixed death benefit and a level premium that never changes.

If you pass away during that term, the policy pays the full death benefit directly to your beneficiaries—your spouse, your kids, a trust—whoever you name. They can use that money for anything: mortgage payments, living expenses, college tuition, or anything else. The choice is theirs.

Key Differences to Consider

  • **Beneficiary:** MPI pays your lender. Term life pays your family.
  • **Flexibility:** MPI has one purpose. Term life funds can be used for any need your family has, not just the mortgage.
  • **Benefit Amount:** The MPI benefit declines as your mortgage balance goes down. The term life benefit is fixed for the entire term.
  • **Cost-Effectiveness:** Because the MPI benefit shrinks over time, you get less coverage for your dollar in the later years of the policy. Term life offers a level, predictable amount of coverage for a level premium.
  • **Underwriting:** MPI often requires little to no medical underwriting. This sounds convenient, but it means the premiums are much higher to account for the unknown risk the insurer is taking on. Healthy individuals can almost always get significantly more coverage for less money with a fully underwritten term life policy.

An Example in Houston

Let's say you have a $350,000 mortgage on a home in Cypress. An MPI policy might pay that specific amount to the lender. If you also have car loans, student loans, and want to provide for your children's future, the MPI does nothing for that.

A 30-year term life policy for $750,000, on the other hand, gives your family the resources to pay off the house and handle all their other financial needs without worry. For a healthy 35-year-old, that term policy is often cheaper than the MPI policy that only covers the mortgage.

For most Texas families, term life insurance is the more practical and cost-effective solution. It provides a stable, flexible financial safety net that adapts to your family's needs, not just the bank's.
